Welcome to Northampton

Seven miles from downtown and of south city's most underrated addresses.

Northampton doesn't get the press that some of its neighbors do. It doesn't have a famous park at its center or a nationally recognized dining street. What it has is something arguably more valuable: genuine livability at a price point that still makes sense, with a walkability and convenience that buyers who discover it tend not to stop talking about.

Here's what residents actually say when you ask them why they love it: you're seven minutes from everything. Target, groceries, Forest Park, The Hill, and most of south city's best restaurants are all within easy reach in any direction. That kind of convenience is harder to find than it should be, and once you have it you don't give it up easily.

The housing stock is one of the most distinctive in south city. Northampton is known for its brick Tudor homes, locally referred to as gingerbreads, which line street after tree-lined street with the kind of architectural consistency that makes the whole neighborhood feel like it was designed rather than accumulated. Once people find Northampton, they tend to stay.

The dining scene on South Kingshighway has quietly become one of the better stretches in south city. The Golden Hoosier is part neighborhood bar, part natural history museum, and entirely its own thing. Bud's Pizza and Beer brought retro Art Deco pizza vibes to the block in 2024. And Uncle Bill's Pancake House, the beloved St. Louis institution that anchored this corner of Kingshighway for over 60 years, closed in 2024 and reopened in spring 2026 after a loving top-to-bottom restoration. Same menu. Same feel. Back where it belongs.

"Garcia was amazing to work with. With their expertise, my house was on the market for less than a week and sold for more than asking price. Working with them was like working with your best friend who happens to be a fantastic realtor. I can't recommend working with Garcia Properties enough."
